Who we are looking for and contributions you will provide: We are seeking an established professional Commercial Property Manager who is like-minded and customer service-oriented, committed to upholding the high standards we provide to our clients. You will partner with our property leaders to provide on-site expertise in all aspects of managing our commercial building located in Newbury Park, CA. Will be an excellent communicator, personable, able to multitask, is solution oriented and will use their expertise to build long-lasting relationships with our tenants. You will oversee all aspects of the management of the property and ensure efficient operation and maximum profitability by controlling operational costs and maximizing revenues while maintaining the property in a highly marketable condition. You will have direct contact with tenants in approximately 179K square feet of commercial industrial space. Schedule: Monday-Friday from 8:30am to 4:30pm (35 hour work week); on site presence is required. The salary range for this position is $33-38/per hour. Other compensation includes leasing commissions. The compensation offered to the successful candidate will depend on factors such as the candidate’s experience and qualifications. What You’ll Do: • Provide overall management, supervision, and leadership to ensure the proper functioning of building operations including building systems, security, janitorial, landscaping, and parking • Responsible for leasing and preparation of all lease documentation, including renewals and ability to analyze and interpret lease agreements • Assist in the marketing efforts of the property • Demonstrate initiative in recognizing needs of the building and tenants, impacting tenant retention • Assist in preparation of annual operating, capital expenditures, budget, CAM estimates, reconciliations, and monthly financial reports • Manages the overall administration and accounting functions associated with property management such as accounts payable/receivable, rent rolls, lease administration, certificates of insurance, delinquencies, and collections. Responsible for small claims and court appearances • Strong ability to self-motivate, take initiative, and manage time to accomplish duties and projects independently • Manages the capital and tenant improvement process which may include construction, selection of vendors, compiling bids and build-out of improvements What You'll Bring: • Bachelor’s degree or equivalent experience is required • Minimum 3+ years of relevant work experience • Exercise considerable judgment and discretion involving confidential information • Must have excellent time management and organization skills • Must be detail oriented and able to multi-task and prioritize workload • Excellent verbal and written communication skills • Able to perform duties with little supervision • Demonstrate integrity on personal as well as professional level • Able to meet goals and deadlines • Advanced computer knowledge with: MS Office and Yardi • Possess detailed knowledge of multi-tenant office/industrial/warehouse properties and familiarity of commercial lease agreements • Position requires to be on-site and is not eligible to work remotely • Must possess a valid CA driver’s license and insurance and be willing to use personal vehicle for local travel.
